Listings Faster Using Member Services Tool
In
many parts of the country, we are seeing a buyers market.
With listings staying on the market longer, properties priced
appropriately will sell faster than those that are priced
too high. So how can you take advantage of your BIRDVIEW software
to help you get more listings and move your listings faster?
First,
be sure you've activated the 'Member Services' feature that's
already included with your website. Then log in to your Web
Assistant and monitor the home view statistics of your listings
by going to the 'Listings' pull down menu and selecting 'Home
Views'. Your BIRDVIEW software allows you to view detailed
statistics on the number of times each of your listings has
been viewed across the BIRDVIEW network.
Now
you are ready to give your seller's access to home view information
in just two easy steps. First, go to your 'LeadMine' interface,
click on 'Add Consumer' and enter your sellers contact information
making sure to setup a password for them as well. Hit 'Save'.
Now for step two. Under the 'Listings' pull down menu, select
'Listing Manager'. Find your sellers listing and click on
the 'Listing Seller' icon. Assign your seller to the listing
by searching for them using the search field. Your seller
will now be able to log on and view the relevant information
that you've made available to them. It's a good idea to try
this yourself first as though you are the seller to see how
the feature works.
The
benefits of this tremendous tool should be obvious. What you've
done is to allow your seller to see how comparable homes are
doing versus their home. If comparable homes are drawing more
home views and priced lower, it will provide further validation
for your recommendation in price reduction. If your home views
are higher than comparable homes, it will demonstrate your
superior marketing skills to your clients and further validate
your recommendations whether you believe in a price reduction
or holding firm on the price.
Once
you've mastered this feature, begin including it in your listing
presentations. It'll be sure to set you apart from your competition
and help you win more listings.
